Choosing the right property is important, in the long run it needs to
meet all of your investment needs, family needs and life needs. Short term,
the right property can save a lot of heartache and headaches.

Start the search When looking for the right property be on the look-out for those things that look bad but are simple to fix, as distinct from those things that impact on the structure of the building and would require expensive rectification. Some of the easy-to-fix problems include:

Generally speaking, improvements in the kitchen, bathrooms and entertainment areas will add value to a home. Landscaping can also help, although extensive redevelopment of the garden may be more trouble than it's worth. On the other hand it's wise to try and avoid homes with the following problems as the cost of repair may not be reflected in the sell price you achieve.
A further point to keep in mind is what might be the motivation of the eventual buyer. Many people resist buying a property that has been renovated to within an inch of its life. They may like some of the things you've done to the property (and paid for) but buyers like to think that they too are buying something that is yet to achieve its full potential.
