When looking for a new home you may be choosing a new neighbourhood and suburb as well so it's always a good idea to know what you're in for.

Research

Just as you have a checklist of the features you're seeking in your new home, do the same with the neighbourhood or suburb. This will help you weed out areas you don't want to live in and focus your attention on places that are attractive to you.

Even if you find a house you like but decide it's not the kind of neighbourhood you want to live in, doing the early research will save you a lot of time and effort. The choice of neighbourhood is important because it impacts on your lifestyle, enjoyment, as well as the long term value of your home.

Because it's easier to adapt a new home to your taste than a whole neighbourhood, try driving around the area at different times of the day and night to get a feel of it. Once you have decided this is where you want to live, start the search for the home.

Checklist
  • Does being in this neighbourhood make you feel good?  Is it somewhere that you want to be?
  • Do you have strong sense of the immediate neighbours?
  • Are there local schools and what's their reputation?
  • How much time will you have to devote to getting to work?  Will you have ready
    access to transport?
  • What local services (day-care, schools, hospitals, banks, parks, community clubs) are available?
  • What is the value of neighbouring homes?  Have they gone up or down?

  • Is the neighbourhood safe and quiet (or bustling and highly energised, if that's your preference)?
  • Is car parking an issue?  Is there too much traffic or aircraft noise?
  • Is there any evidence of vandalism or graffiti on the wall? Talk to local shopkeepers or older residents to find out.
  • Are there any unpleasant industrial smells or noise?
  • So make your own list. You will have your personal criteria to add and this whole exercise might just help you avoid making one of those terrible wrong choices that you have to live with.
