experience but it also brings extra work, responsibility,
financial risk and legal obligations.

Your responsibility Becoming an owner-builder and successfully building or renovating your home is one of life's most rewarding challenges. Just as a registered builder can make use of various tradespeople required for a large project, there is no reason you cannot do the same in a private capacity as a homeowner. But you need to remember that the builder is ultimately responsible for all of the subcontractors and may be held accountable if anything goes wrong. That's why builders charge a percentage on top of the sub-trades, to cover this liability. As an owner-builder you too may enter into several contracts with different tradespeople. But you should choose very carefully because as an owner-builder you will be responsible for the work they do. |
